* Remember that bathrooms require two kinds of materials to help protect walls and floors: mold- and moisture-resistant drywall for areas behind mirrors, sinks or vanities, and cement board for the critically wet areas, such as tubs and showers.

Be careful

* Prepare for a demolition phase to tear out the tub, sink, tile, walls and flooring.

* Be careful of pipes, air ducts and electrical wires behind the walls, ceilings and under the floors.

* Measure twice, cut once.

* You can never be too safe – use appropriate safety gear.

Add value with walls and floors

* After adding insulation, install mold- and moisture-resistant drywall in your bathroom.

Second-floor laundry rooms are a hot trend in new construction, but it’s also possible to renovate an older home and move the laundry upstairs. Traditional plumbing might require a homeowner to locate a second-floor laundry room adjacent to – or even within – an existing bathroom to take advantage of proximity to pipes. Above-floor plumbing makes it possible to locate laundry facilities where homeowners most need them.

Adding a bathroom

Kitchens and bathrooms sell homes, and adding a bathroom is one of the best home-improvement investments. A mid-range bathroom addition returns about 60 percent of the improvement cost at the time of resale, according to Remodeling Magazine’s Cost vs. Value Report. Often, homeowners add a bathroom in a basement or on the first level of a slab-on-grade home. Traditional plumbing commonly requires contractors to cut into concrete foundations or flooring, which can weaken the integrity of the concrete or drive up time and cost if the contractor encounters unexpected problems. On upper levels of a home, above-floor plumbing allows homeowners to add a bathroom anywhere they have space for it, rather than limiting them to where in-wall pipes already exist or where space is available to add them.

Reconfiguring an existing bathroom or kitchen

Bathroom and kitchen remodels are also great value-enhancers, returning nearly 69 percent and 72 percent of the investment, respectively, according to Remodeling magazine.

Install solar-powered skylights and blinds, and the cost of the products, as well as the installation, can qualify for a 30 percent federal tax credit.

2. Lighted vanity mirror

In keeping with the lighting theme, 41 percent said they would like a lighted vanity mirror. Home improvement stores, design studios and online retailers carry a wide variety of options in shapes, sizes, styles and light sources (LED, CFL or incandescent) to suit virtually every taste. Because installing a lighted vanity mirror is a simple do-it-yourself job, it’s also a very low-cost improvement that has a big impact on a bathroom’s appearance and usability. With such a huge variety, it’s possible to find a mirror that will fit your budget, whether it’s less than $100 or more than $1,000.

3. Double-flush toilet

The ongoing trend of making homes greener may have helped inspire the 23 percent of Houzz fans who said they want a double-flush toilet. Dual-flush toilets allow you to use only the water you need to get the job done – less for liquid waste, more for solids – so they contribute to a home’s overall footprint and can help trim water bills.
